Thank you for your interest in our property management services. We are a full service real estate company offering both property management and sales. We are dedicated to making your investment profitable for you. We handle marketing, screening, leasing, repairs as well as any emergencies related to your property. We meet all of the State and Federal Laws regarding sales, leasing and management, including Fair Housing laws.
One of our licensed real estate agents will perform a evaluation assessment of your property to make recommendations of the market rental amount. We will meet you at the property, or if you are not available, we will go by on our own to do a no cost evaluation of your property to make recommendations for the market rental amount. We will also make repair and upgrade recommendations needed to bring your property up to a level necessary to maximize your return.
In addition to signs provided at the property, we keep a current list of available properties in our office for pick-up, fax or e-mail to interested parties. Our properties are listed in MLS, as well as on the internet on available rental sites. We also pay a referral fee to local Real Estate agents who provide qualified applicants.
We interview and pre-qualify prospects before we show them the home. We do a credit report check; looking for collections, judgments, slow credit and bankruptcies. We verify previous rental addresses and employment history. We will discuss all applicants with you, making recommendations for you to make the final decision, If approved, we will sign the lease, take the equivalent of a full months rent as security deposit and set up a move-in inspection date.
We know what the cost of repairs should be, we use reasonably priced personnel and we receive volume discounts from our regular contractors. We try to avoid costly repairs by doing preventative maintenance. Repairs for damage caused by the tenant will be charged to the tenant. In most instances, tenants are responsible for grass cutting and minor maintenance. We do not markup our maintenance services. We send you the original invoice for your records. We handle emergencies day or night.
We send you a year-end accounting statement that will simplify your tax preparation. We handle late rent payments, bounced checks, tenant skips, evictions, court appearances, credit bureau reporting, move-in & out inspections, and utility switching at no extra charge. We send you computerized monthly statements along with your rental proceeds by the 15th of the month. We also offer electronically processed fund transfers to your financial institution.
Charges for our services are as follows:
◘ 10% of the monthly rent collected as a management fee
◘ $95.00 Annual Lease Renewal Fee
◘ We split all late fees and lease termination fees 50/50 with the Owner
◘ Leasing Commission when we lease your property is 85% of one month’s rent.
◘ $200.00 takeover of existing rented properties
◘ $350.00 to take-over and evict the existing tenant (eviction filed 1st 60 days)
◘ We offer reduced charges for multiple property owners

We also offer a “leasing only” service. We will locate a tenant, show the property, conduct the tenant screening and prepare the lease in your name. We will then provide to you the Tenant’s information and application, the security deposit, along with move-in and move-out inspection forms, and a lead based paint disclosure form if required. At that time, you will take over and complete the transaction with the Tenant. Our charge for this service is 100%. There is no up front charge. We cannot turn over the credit report to you, but will discuss it with you in general terms.
PROPERTY ACQUISITION and SALE
We are a full service real estate company specializing in property management. We are members of Multiple Listing Service, thereby having access to local property listings. Our knowledge of the market allows us to recognize properties that may be priced below market, and we can negotiate the best deal for you. When you choose to sell, we can many times save you money on commissions, and if we sell to the tenant, we offer a reduced commission, plus the added benefit of your collecting the rent income up to the day of closing – no down time. We also, at times, offer properties for Lease/Purchase and Lease/Option for those clients that want to liquidate their property, but can’t afford to have it sit on the market for months with no income.
